You can clean install windows 10 or upgrade your PC. If possible perform clean install.
If you don't have Windows 10, you can download it from here: Download Windows 10

Use MCT to create Windows 10 iso.

I assume this to be OEM key. However as per the description it is mentioned as Retail Key so not sure of it. So would suggest you to get the key and keep it. You can install the key once you upgrade your motherboard.
